Why Roofing Giant publishes these cases

An insurance estimate and a construction scope can differ for many reasons: measurements, omitted components, repair sequencing, current pricing, labor requirements, manufacturer instructions, code-related items where applicable, and additional documented damage. These case studies show how large those differences can become on real projects.

North Richland Hills: appraisal/umpire estimate

The starting carrier RCV was $1,555.69. The later appraisal/umpire estimate totaled $19,262.58, a documented increase of $17,706.89 or approximately 1,138.2%.

What these numbers do — and do not — mean

The comparisons on these pages use documented replacement-cost values or appraisal amounts so the starting and ending scopes can be compared consistently. They are not statements of the homeowner’s net insurance payment. Deductibles, depreciation, prior payments, policy limits, exclusions, and coverage decisions can materially change the amount paid.

Roofing Giant’s role

Roofing Giant is a roofing contractor. We inspect and document construction conditions, measurements, repair scope, pricing, materials, and completed work. We do not act as a public adjuster, determine insurance coverage, or decide claim settlements. Appraisal participants address valuation; the insurer applies coverage and policy terms. Roofing Giant does not determine either.

Evidence standard: A case is included in this collection only when Roofing Giant’s historical file contains documents supporting both the starting amount and the later documented amount. The threshold uses the verified starting carrier estimate available in each project file and a later carrier-approved estimate or appraisal record, on the same-claim coverage basis. It does not compare a requested contractor price with a carrier payment. These selected cases are not a representative sample of all claims.

Original itemized reports

Original source documents — redacted for privacy. Estimate line items and amounts unchanged. All pages available in the retained files are included. Carrier names and branding, item descriptions, quantities, unit prices, taxes, depreciation, overhead/profit and totals have been preserved. Homeowner identifiers, policy/claim numbers and signatures have been removed from the public copies. Unredacted originals remain in Roofing Giant’s private project records.

North Richland Hills — Allstate

The later document is the appraisal/umpire estimate, not a carrier-written supplement approval. It includes roofing and interior scope. Starting RCV: $1,555.69; appraisal/umpire RCV: $19,262.58.

Frisco — Allstate

The itemized Addendum A and the signed award record the same combined RCV: $21,308.31. The award copy has signatures removed for public release. Appraisal determines the documented valuation; these PDFs are not represented as a coverage decision.

Little Elm — Safeco

The starting document is the seven-page scan retained in the project file. Original page numbering, including gaps, is preserved; its itemized estimate occupies printed pages 5–9 (file pages 3–7). No missing page has been reconstructed. The 15-page revised file is retained as received, including repeated cover/information pages. The comparison includes building and other structures, not only the roof.

The PDFs open in a new tab. Replacement cost value (RCV) is not the homeowner’s net payment. Appraisal outcomes and carrier-approved supplements are identified separately.

McKinney — Allstate

The later PDF is Allstate’s revised estimate. Its total includes roofing, exterior, fence and interior scope. All 7 starting-file pages and all 8 later-file pages are preserved.

Frisco — Kemper / Brush Country Claims

The final carrier report preserves earlier descriptions marked INVOICE and uses one Roofing Giant bid item for the approved $28,486.68. It does not provide new unit prices for each earlier line. The public copy reproduces the actual source format, with all 6 pages retained.

Allen — Farmers / Fire Insurance Exchange

The 10-page starting packet includes its two-page settlement notice and eight-page estimate, so file-page numbers differ from printed estimate-page numbers. The later eight-page report is preserved in full. Both comparisons use building-coverage RCV.

Make sure the repair scope matches the roof.

Important: These are selected historical outcomes, not a typical-results claim or a guarantee of approval, payment or percentage increase. RCV is not net payment; deductibles, depreciation, prior payments, coverage and policy terms affect what is payable. Roofing Giant is a roofing contractor that manages qualified roofing crews/subcontractors to Roofing Giant standards. Roofing Giant is not a public adjuster and does not determine policy coverage or claim settlement. Appraisal participants determine the amount of loss within the appraisal process; the insurer applies coverage and policy terms. Information only; not insurance, public-adjusting, financial or legal advice.

This is a preliminary instant estimate based on automated aerial roof measurement and typical Dallas–Fort Worth conditions. Automated measurements can occasionally differ from field measurements. Final scope and pricing are confirmed after a free on-site inspection and can be affected by roof geometry, detached structures, material choice, decking, ventilation, code requirements, existing damage and flashing.
