Same-claim Coverage A RCV. The final carrier report uses an accepted bid item, not a separately repriced amount for every earlier line.

RCV means replacement cost value, not net insurance payment. This selected historical outcome does not predict another claim’s result.

The starting carrier estimate

The January 21, 2018 report prepared by Brush Country Claims documented $15,273.56 RCV under Coverage A for this Frisco hail claim. It itemized roofing, exterior work and debris removal. Kemper is identified in the claim correspondence and in the later report’s claim-representative and estimator information.

Roofing Giant documented a broader construction scope

The project’s January and February records describe supplemental review of window screens, fence work, exterior painting, air-conditioning components and kitchen-ceiling repairs. Roofing Giant submitted its construction estimate and supporting documentation to the carrier. Subsequent notes record continued review and requests for additional fence photographs.

Those records identify what was submitted for consideration. They do not establish that every requested item was individually accepted; the carrier’s final document uses the bid-item format described below.

The approved amount is supported in two ways

The carrier report dated May 4, 2018 shows $28,486.68 RCV. A project note from that day states the approved RCV as $28,486.68, and a separate note records $13,213.12 in approved supplements. The arithmetic matches exactly: $28,486.68 minus $15,273.56 equals $13,213.12.

The documented increase is 86.5%. Both endpoints use Coverage A replacement-cost values for the same property and claim.

Read the final report’s format correctly

The final PDF is not a newly repriced line-by-line version of the starting estimate. It retains the earlier descriptions and quantities but marks those lines INVOICE. On page 4, under the heading Roofing Giant, line 23 is a single Bid Item for $28,486.68. The Coverage A summary on page 6 carries that same total.

The public copy preserves that exact format. No replacement unit prices have been invented for the INVOICE-marked lines, and the bid total has not been added on top of the old estimate. This is an approved supplement documented through a carrier bid-item revision, not a policy appraisal award.

Why the distinction matters

This project demonstrates a documented approval of a broader contractor scope without suggesting that every carrier system must express an approval in the same way. Here, the decisive evidence is the carrier’s Roofing Giant bid item, its matching RCV summary and the contemporaneous approval notes.

The RCV increase is not an additional cash-payment figure. The carrier report separately applies depreciation, the deductible and prior payments. Those payment calculations remain in the source PDF but are not used to inflate this case-study result.

Frisco — Kemper / Brush Country Claims

The final carrier report preserves earlier descriptions marked INVOICE and uses one Roofing Giant bid item for the approved $28,486.68. It does not provide new unit prices for each earlier line. The public copy reproduces the actual source format, with all 6 pages retained.

Source records and calculation
  1. Starting Brush Country Claims estimate dated January 21, 2018: itemized scope, pages 2–4; Coverage A RCV summary, page 5. All 8 retained pages are included.
  2. Final carrier report dated May 4, 2018: retained descriptions marked INVOICE, pages 2–4; Roofing Giant bid item, page 4, line 23; Coverage A RCV summary, page 6. All 6 retained pages are included.
  3. Private CRM notes dated May 4, 2018 record approved RCV of $28,486.68 and the matching approved supplement of $13,213.12.

Increase = ($28,486.68 − $15,273.56) ÷ $15,273.56 × 100 = 86.5%, rounded to one decimal. The baseline is the verified starting carrier estimate retained in the project file, not an assertion that the insurer never created an earlier version. Both amounts refer to the same claim and coverage basis.
