Low-slope roofing · Dallas–Fort Worth

A new membrane and a restoration coating solve different roofing needs. Explore KEE/Elvaloy membrane options for a specified roof assembly, and silicone or acrylic coatings for an existing roof that qualifies for restoration. The roof survey determines which path belongs in your proposal.

Understanding KEE Elvaloy & coatings

KEE means ketone ethylene ester. Elvaloy is a trade name used for KEE polymer in certain roofing membranes. Manufacturers offer different formulations, including KEE membranes and PVC products modified with KEE. The exact product and its approved assembly matter more than a broad label.

Roof restoration coatings are applied as liquids to a prepared, compatible existing surface. Silicone and acrylic systems have different application and performance requirements. A coating does not replace damaged decking, remove wet insulation or correct the cause of a recurring drainage problem.

Why consider it

What this option offers

  • KEE and KEE-modified membrane options for projects with specific performance requirements.
  • Restoration may retain serviceable roof components when the existing assembly qualifies.
  • Reflective coating options can renew the exposed surface of a compatible roof.

Before you choose

Tradeoffs to discuss

  • Membrane products and coating systems need separate specifications and comparisons.
  • Restoration depends on substrate condition, moisture findings and adhesion testing.
  • Coating coverage, cured thickness and weather conditions must meet the selected system’s instructions.

What affects the installed cost?

Compare two written scopes where both paths are viable: a membrane assembly and a restoration system. A restoration budget should include cleaning, moisture-related repairs, detail reinforcement, any primer and the required coating thickness. Replacement may add removal, new insulation and deck repairs. Savings depend on what can actually remain in service.

Start with a measured roof survey and an itemized estimate for your property. Keep the proposed materials, repair allowances and warranty scope consistent when comparing bids.

From survey to scope

Plan the work around your building

Map moisture and defects

Assess leaks, insulation, attachment, drainage and previous repairs. Define what needs removal or correction before evaluating restoration.

Test the restoration approach

Check substrate compatibility and adhesion, then specify preparation, repairs, primer if required and the coating system.

Compare complete proposals

For each viable path, record the materials, installation scope, inspection requirements, warranty and future maintenance plan.

Bring previous roof specifications, leak photos and warranty documents to the inspection. Let us know about operating hours and areas that need uninterrupted access so the proposal can account for the building’s daily use.

Maintenance and repair planning

Maintain drains and inspect details after storms or rooftop equipment work. For a coating system, monitor wear and damage and follow the manufacturer’s compatible repair and renewal guidance. For a membrane, check seams and flashings. Keep product records so later work does not introduce incompatible materials.

Keep inspection and repair records with the product information and warranty. Review our roofing warranty guide and arrange a roof inspection when conditions change.

Questions before you choose

Is KEE Elvaloy a roof coating?

In this guide, KEE/Elvaloy refers to polymer technology used in sheet roofing membranes. The silicone and acrylic restoration systems discussed here are separate fluid-applied products.

Can a coating fix a roof with wet insulation?

A coating should not be used to seal wet or failed components into an assembly. Identify and address moisture and damage before considering restoration.

Should I choose silicone or acrylic?

Choose a manufacturer-approved system for the substrate, drainage conditions, application weather and intended maintenance plan. Compare the current product instructions and warranty terms rather than choosing by chemistry alone.

Is restoration always less expensive than replacement?

No fixed saving applies to every roof. Extensive preparation and repairs can change the comparison. A survey and separate written scopes show whether restoration is viable and cost-effective.

Does restoration provide a new roof warranty?

Coverage depends on the specific system, existing roof condition, application requirements, inspections and warranty issued. Ask for the actual written terms, including exclusions and maintenance duties.
