The 58.2% increase concerns the combined building and other-structure scope, not the roof alone.

Building RCV increased by $2,403.79; other-structure RCV increased by $9,944.07. RCV means replacement cost value, not the homeowner’s net insurance payment. These amounts do not promise a similar result on another claim.

The starting estimate

The carrier’s starting estimate documented a replacement cost value of $21,201.51, combining building and other-structure scope.

The supplemental construction scope

Roofing Giant prepared a more detailed construction estimate totaling $36,142.64 and supplied supporting scope information for review. The supplement addressed specific construction items rather than simply requesting a higher total.

Line-item review

Project correspondence shows that the supplemental adjuster reviewed individual items and identified both approved and rejected portions. Items documented as approved during the review included chimney flashing, drip-edge removal, pipe-jack work, furnace-vent work, additional material-handling labor, fence cleaning and staining, and debris hauling. Other requested items were reduced or rejected when the carrier requested additional support or applied its own measurements and estimating guidelines.

The approved result

The later carrier estimate in the project file is marked Approved with a replacement cost value of $33,549.37.

That is $12,347.86 above the starting $21,201.51 RCV — a documented increase of approximately 58.2%. The approved amount represented about 92.8% of Roofing Giant’s submitted $36,142.64 estimate.

The coverage breakdown matters: building RCV increased from $20,021.88 to $22,425.67, while other-structure RCV increased from $1,179.63 to $11,123.70. Most of the combined increase was in other structures. It would be inaccurate to describe this as a 58.2% increase in roof-only costs.

Why this is a useful supplement example

The carrier reviewed the contractor scope item by item, accepted some documented additions, rejected others, and revised the estimate. The records support a supplemental scope review rather than an appraisal outcome. A well-supported construction supplement makes a precise comparison of quantities, materials, labor, and repair requirements possible.

Roofing Giant’s role

Roofing Giant documented the construction scope and supporting repair information. The carrier determined what it would approve under the policy. Roofing Giant does not determine coverage, interpret policy benefits for the insured, or act as a public adjuster.

Source note: Figures are drawn from the carrier’s starting estimate, supplemental-review correspondence, and the later carrier estimate marked Approved in Roofing Giant’s historical project records. RCV is not the same as the homeowner’s net claim payment.

Original itemized reports

Original source documents — redacted for privacy. Estimate line items and amounts unchanged. All pages available in the retained files are included. Carrier names and branding, item descriptions, quantities, unit prices, taxes, depreciation, overhead/profit and totals have been preserved. Homeowner identifiers, policy/claim numbers and signatures have been removed from the public copies. Unredacted originals remain in Roofing Giant’s private project records.

Little Elm — Safeco

The starting document is the seven-page scan retained in the project file. Original page numbering, including gaps, is preserved; its itemized estimate occupies printed pages 5–9 (file pages 3–7). No missing page has been reconstructed. The 15-page revised file is retained as received, including repeated cover/information pages. The comparison includes building and other structures, not only the roof.

The PDFs open in a new tab. Replacement cost value (RCV) is not the homeowner’s net payment. Appraisal outcomes and carrier-approved supplements are identified separately.

Source records and calculation
  1. Starting Safeco estimate dated 10 April 2023: summary on printed page 9, the final page of the retained scanned file.
  2. Supplement-review note dated 3 August 2023: contractor estimate of $36,142.64 and itemized approved/rejected scope.
  3. Later Safeco estimate marked Approved, retained in the project file in October 2023: RCV and coverage summary, page 14.

Increase = ($33,549.37 − $21,201.51) ÷ $21,201.51 × 100. Both values include building and other structures for the same claim. The starting amount is the verified carrier estimate on file, not necessarily the insurer’s first-ever version. The requested contractor estimate is not used as proof of an approved outcome.

Unredacted originals remain in private project records; privacy-redacted source PDFs are linked above. Inspection photos illustrate recorded conditions; they are not completed-work photos and do not establish damage causation or coverage by themselves.

Important: These are selected historical outcomes, not a typical-results claim or a guarantee of approval, payment or percentage increase. RCV is not net payment; deductibles, depreciation, prior payments, coverage and policy terms affect what is payable. Roofing Giant is a roofing contractor that manages qualified roofing crews/subcontractors to Roofing Giant standards. Roofing Giant is not a public adjuster and does not determine policy coverage or claim settlement. Appraisal participants determine the amount of loss within the appraisal process; the insurer applies coverage and policy terms.
