RCV means replacement cost value. These amounts are not the homeowner’s net insurance payment and do not promise a similar result on another claim.

The starting documented amount
The starting carrier estimate reflected $3,487.74 RCV for the dwelling and $2,367.34 RCV for other structures, for a combined documented RCV of $5,855.08.
The appraisal process
A dispute remained over the amount of loss. The file contains a signed award and carrier settlement letter documenting the appraisal outcome. The appraisal participants determined valuation; the insurer applied coverage and policy terms.
The signed award
The signed appraisal award established $18,830.07 RCV for the dwelling and $2,478.24 RCV for other structures, for a total of $21,308.31.
Compared with the starting $5,855.08 RCV, the signed award was $15,453.23 higher — approximately a 263.9% increase, or 3.64 times the starting amount.
Settlement documentation
The carrier’s appraisal settlement letter reflected a $10,155.14 net ACV payment at that stage and stated that $6,030.03 in recoverable depreciation was available after completion, subject to applicable policy provisions. Those payment figures should not be confused with the RCV comparison used in this case study.
What this project demonstrates
The largest change was in the dwelling scope. A construction estimate that appears small at the beginning of a claim may not reflect every documented repair component ultimately included in an appraisal determination.
Roofing Giant’s role
Roofing Giant is a roofing contractor. We document construction scope, measurements, repair requirements, pricing, and completed work. We do not act as a public adjuster and do not determine coverage or settlement amounts.
Source note: Figures are drawn from the starting carrier estimate, the signed appraisal award, the award estimate, and the carrier’s appraisal settlement letter in Roofing Giant’s historical project records.

Increase = ($21,308.31 − $5,855.08) ÷ $5,855.08 × 100. Both totals combine dwelling and other structures for the same claim. The starting amount is the verified carrier estimate available in the project file, not necessarily the first version the insurer ever created.
Unredacted originals remain in private project records; privacy-redacted source PDFs are linked above. The public award illustration is a cropped excerpt, not the full signed document. It does not establish insurance coverage or the homeowner’s net payment.
