How these pages fit: this is the service page for scheduling Roofing Giant’s 30-point roof inspection. To see what the written report documents and how findings are organized, review the 30-Point Property Inspection Report. For a homeowner-focused checklist after hail or wind, see Roof Inspection Documentation After Hail in Dallas.
What every inspection includes
30-point inspection
Roof, attic, decking, flashing, ventilation, gutters, fence, window screens and more, not just the shingles.
Written report with photos
Every finding is photographed and explained in plain language. The report is yours to keep or send to your insurer.
Prompt scheduling
Inspections run Monday through Saturday and we confirm a time with you when you book. After a storm, active leaks come first.
What we check on every roof
On the roof
- Shingle condition: granule loss, bruising, creasing, lifted or missing tabs
- Hail strikes on soft metals: vents, flashing, gutters, downspouts
- Flashing at walls, chimneys, skylights and every penetration
- Valleys, ridge caps, starter course and drip edge
- Pipe boots, exhaust caps and satellite mounts
- Ponding, debris and moss on low-slope sections
In the attic and around the home
- Decking condition, soft spots and prior repairs
- Daylight, staining and moisture at the underside of the deck
- Intake and exhaust ventilation, baffles and insulation depth
- Gutters, downspouts and drainage away from the foundation
- Fence, window screens, garage doors, siding and outdoor equipment
- Interior ceilings and walls below suspected leak paths
How the inspection works
Book a time
Pick a slot online or call. Tell us if you have an active leak and we will prioritise it.
We inspect and photograph
Expect 45 to 90 minutes on site. You are welcome to walk along on the ground while we work.
You get the report
A written report with photos and a clear recommendation, usually the same day.
You decide
Repair, replace, file a claim, or do nothing. No pressure and no obligation, ever.
When to book an inspection
- After any hail or high-wind event in your area, even if you see no damage from the ground
- Before buying or selling a home
- If a roof is more than 10 years old and has never been inspected
- When a ceiling stain, damp attic or debris in the gutters appears
- Before an insurance renewal if your carrier asks for a roof condition report
Not sure whether a storm reached your street? Use our storm lookup tools or the hail damage self-check first. Both take a few minutes and cost nothing.
Questions we hear most
Is the inspection really free?
Yes. There is no charge and no obligation. We earn work by showing homeowners what we found and letting them decide.
Do I have to be home?
For the roof and exterior, no. For the attic and interior checks we need access, and we recommend being there so we can walk you through the findings.
Will you tell me if my roof is fine?
Yes. Many inspections end with a clean report and a recommendation to do nothing. That report is still useful for your records and your insurer.
Can I send the report to my insurance company?
Absolutely. The report is written for exactly that purpose, with photos, measurements and the code references adjusters expect. See how the claim process works.
