How the allowances work: A technician-hour is one person working for one hour. Minor repair allowances apply during scheduled visits; labor and material caps are separate. Unused allowances expire at the end of the contract year and have no cash value. We request approval before exceeding either cap.

Your proposal identifies covered roof sections, drains, cleanup limits and service dates. Existing leaks, deferred repairs, major repairs, replacement and unscheduled storm or emergency visits are quoted separately. Special access, testing, concealed drainage plumbing and work by other trades are outside the routine plan unless listed in your agreement.

Perimeter metal, coping, parapets and visible conditions that may need closer investigation.

Inspections are visual and limited to safely accessible areas. Concealed moisture, structural evaluation and diagnostic testing require a separate scope.

We assess TPO, PVC, EPDM, modified bitumen, built-up roofs and other compatible commercial systems. Eligibility, repair methods and materials depend on the system and its condition.

Bring your warranty documents and previous repair records. We review applicable manufacturer requirements before covered work. Maintenance does not create a new manufacturer warranty or guarantee a leak-free roof.

    After enrollment, we set the service schedule and keep a record of findings, maintenance and approved repairs.

What determines the price? Roof area and condition, access, roof levels, penetrations, drainage, travel and the work allowance all matter. Your proposal states the annual fee and payment schedule before you enroll.

Commercial roof maintenance questions

How much does commercial roof maintenance cost?

Essential starts at $1,800 per year per building. Plus starts at $3,000 per year per building. Both are 12-month agreements, with applicable tax added. These are starting prices; your final annual fee depends on the roof and agreed scope. We provide a written proposal after assessing the property. Existing repairs, heavy initial cleanup, special access and unscheduled storm or emergency visits are quoted separately.

How often will you inspect my roof?

Essential includes two full inspections per contract year, generally planned around spring and fall. Plus includes those two inspections and two additional targeted checks. We set the actual schedule for your property and consider the roof manufacturer’s instructions.

Are repairs included?

Each plan includes a stated annual allowance for minor repair labor and compatible materials during scheduled visits. Essential includes up to two technician-hours and $100 in materials at cost; Plus includes up to four technician-hours and $200 in materials at cost. Existing defects and work beyond either allowance require a separate approved scope.

What happens if a storm damages the roof?

Contact Roofing Giant to request an assessment. Unscheduled storm visits and repairs are separately authorized and billed unless your written agreement includes them. Site attendance depends on urgency, safe conditions, access and crew availability. The emergency phone line is available 24/7; that does not promise a fixed arrival time.

Can I enroll a roof that already leaks?

We can assess it and recommend a path forward. Active leaks, deferred maintenance and other existing defects are documented and quoted separately. Necessary stabilization or repairs may be required before routine maintenance begins.

Does this replace my roof warranty?

No. The maintenance agreement and any manufacturer or workmanship warranty are separate. We review existing warranty information and any required repair approvals. Maintenance cannot guarantee that no leak will occur or that every condition is covered by a warranty.

Can you maintain several properties?

Yes. We can prepare a portfolio proposal with each building’s roof sections, service scope, schedule and price identified separately. Tell us where the properties are located when requesting your assessment.
