What to compare on every roofing proposal
- Existing condition: photographs, moisture findings where applicable, deck/substrate condition and known limitations.
- Complete scope: tear-off or recover approach, underlayment or insulation, flashings, penetrations, edges, ventilation/drainage, cleanup and disposal.
- Exact product: manufacturer, product line, color, rating and current technical requirements—not just a brand name.
- Warranty: who provides it, what must be installed to qualify, exclusions and who handles a future claim.
- Price assumptions: allowances, concealed conditions and change-order process.
- Local fit: North Texas heat, wind, hail exposure, roof geometry, rooftop equipment and the building’s use.
