The honest answer is a range, and this article explains where the range comes from so you can place your own home inside it. For 2026, most single-family roof replacements in Dallas–Fort Worth with architectural shingles land between about $10,000 and $22,000, with larger, steeper or premium-material roofs running well beyond that. Here is the math behind those numbers.
Last reviewed: October 4, 2026. Sources, methodology, current links and material limitations were checked for this report.
Stacked bar showing typical shares of a shingle replacement: materials about 40 percent, labor about 35 percent, tear-off and disposal about 10 percent, accessories such as flashing vents and underlayment about 8 percent, and permits overhead and warranty about 7 percent. Beside it, a list of the factors that move a quote up or down: roof area in squares, pitch, stories, complexity, layers to remove, decking repairs and material choice.
Where the money goes in a shingle roof replacement
Typical share of the total for an architectural-shingle replacement in DFW. Your job will differ; the shape is what matters.

Labor ~35%

7%
Shingles, underlayment, ice & water barrier, ridge cap

Tear-off and disposal (more layers = more cost)

Permit, overhead, lifetime warranty administration
What moves your price
Roof area – measured in squares (100 sq ft); the biggest driver
Pitch – steep slopes need more safety gear and time
Stories – second-story access adds handling labor
Complexity – valleys, dormers, turrets add waste and cutting
Layers – each extra layer to remove adds disposal
Decking – rotten or delaminated boards replaced per sheet
Material – 3-tab to slate spans a 5× price range
Penetrations – chimneys, skylights, satellite mounts
Timing – post-storm demand and material availability

Rule of thumb
A 2,000 sq ft single-story home with a typical 6/12 pitch has about 24–25 squares of roof.
At the DFW fair-market rate of $400–$550 per square for architectural shingles, that is roughly
$10,000 – $14,000 before decking repairs or upgrades.
Roofers price by the square
A square is 100 square feet of roof surface. A 2,000 sq ft single-story home with a typical 6/12 pitch and a few hips and valleys has roughly 2,000 × 1.12 (pitch) × 1.1 (shape) ≈ 2,460 sq ft of roof, or about 24.6 squares. Add 10% waste for cuts, starter courses and ridge caps and you order about 27 squares of material. Multiply by the installed rate for your shingle and you have a planning range.
2026 DFW fair-market rates
These are the installed per-square ranges Roofing Giant publishes and uses in its instant estimate:
| Material | Installed, per square | 27-square example |
|---|---|---|
| 3-tab asphalt shingles | $350 – $500 | $9,500 – $13,500 |
| Architectural shingles | $400 – $550 | $10,800 – $14,900 |
| Impact-resistant (Class 4) shingles | $450 – $675 | $12,200 – $18,300 |
| Metal panels (exposed fastener) | $450 – $800 | $12,200 – $21,600 |
| Standing seam metal | $900 – $1,400 | $24,300 – $37,800 |
| Concrete tile | $900 – $1,800 | $24,300 – $48,600 |
Adders that apply to many DFW homes: about $80 per square for two-story access, $50 per square for steep pitch (9/12 and up), and $75 per square for each additional layer that must be torn off. Decking replacement is quoted per sheet after the tear-off exposes it.
What moves a quote up or down
- Roof area is the biggest driver, and it is often 20–40% larger than the home’s footprint once pitch and complexity are counted.
- Pitch and stories add labor and safety time; a steep two-story Frisco roof costs more per square than a low Plano ranch.
- Complexity: valleys, dormers and turrets add waste and cutting time.
- Layers: a second layer of shingles under the first means more tear-off and disposal, common on 1970s–1990s homes in Garland, Richardson and Arlington.
- Decking: rotten or delaminated sheets are replaced at an extra cost; older roofs with prior leaks often need several.
- Material: from 3-tab to slate spans a five-fold price range.
- Timing: after a major hailstorm, demand and material prices rise for several months.
Three worked examples
| Home | Roof | Architectural shingle range |
|---|---|---|
| 1,600 sq ft single-story ranch, 4/12 pitch, simple gable (Mesquite) | ≈ 19 squares ordered | $7,600 – $10,500 |
| 2,000 sq ft footprint, 6/12, average complexity (Plano) | ≈ 27 squares ordered | $10,800 – $14,900 |
| 1,700 sq ft footprint, two-story, 9/12, complex (Frisco) | ≈ 29 squares ordered, two-story and steep adders | $15,400 – $19,700 |

Why we do not apply a fake “city premium” to every DFW roof
Dallas, Frisco, Plano, Fort Worth and other DFW cities can have different permit, inspection and contractor-registration rules, and HOA or access conditions can affect a specific project. But the largest price drivers remain the measured roof area, pitch, stories, complexity, tear-off, decking condition and material system.
That is why Roofing Giant publishes roof-specific planning math instead of assigning a blanket markup to a ZIP code. For current city-level construction requirements, use the DFW Roof Permit Requirements by City field report.
Insurance changes the math
If a covered storm damaged the roof, your cost is the deductible, not the whole job, and on a replacement-cost policy the depreciation is released after installation. On an actual-cash-value policy an older roof can leave you paying half or more. The deductible calculator shows both cases, and the claim process guide walks through the six steps.
Where not to save
The cheapest quote is almost always cheap because something under the shingles is missing: synthetic underlayment, ice-and-water barrier in the valleys, new drip edge, new pipe boots, a cut ridge-vent slot. Those items are a small share of the price and the whole reason a roof lasts. Our roof anatomy guide lists all ten components; ask every bidder to price each one.
Financing
Roofing Giant offers financing for replacements. Some homeowners also compare a Class 4 shingle upgrade with any carrier-specific premium credit or underwriting benefit that may apply. Verify eligibility, documentation requirements and policy effects directly with your insurer before buying a roof based on an assumed discount. Every project starts with a free inspection and a written, fixed price.
