Flat and low-slope specialists
Roofing Giant surveys, repairs, maintains, restores and replaces commercial roofs across Dallas–Fort Worth for property managers, building owners and operators. The recommendation starts with the existing roof assembly—leaks, moisture, membrane or surface condition, insulation, drainage, penetrations, rooftop equipment and repair history—then separates what can be repaired or maintained from what should be restored or replaced.

Start with a documented commercial roof survey
Two buildings with the same roof area can require very different scopes. Before selecting TPO, PVC, EPDM, modified bitumen, BUR, a coating or a repair strategy, document the conditions that actually control the decision.
- Active and recurring leak locations, previous repairs and interior impact
- Existing membrane or roof system, deck/substrate and insulation condition
- Wet-insulation or moisture concerns where investigation is appropriate
- Drainage, ponding areas, drains, scuppers and roof slope
- Curbs, parapets, penetrations, HVAC equipment and exhaust exposure
- Traffic paths, tenant/building operations and access constraints
- Current warranty, maintenance history and expected ownership horizon
The survey should lead to a written repair, maintenance, restoration or replacement scope—not a product recommendation before the building is understood.
Commercial Roof Care
Keep roof maintenance on the calendar.
Our Essential and Plus plans give DFW property owners scheduled inspections, photo reports, defined cleanup and annual minor repair allowances. Choose two full inspections a year or add two targeted drainage and condition checks.
Essential starts at $1,800/year and Plus starts at $3,000/year per building, plus applicable tax. Final pricing and the written service scope are confirmed after assessment.

Commercial roofing for property managers and multifamily portfolios
For portfolio-wide inspections, leak response, owner-ready documentation and capital planning, see our DFW property management and multifamily roofing program.
Roofing Giant helps property managers, regional managers and owners keep roofing decisions organized across apartment communities, mixed-use properties and other commercial buildings in Dallas–Fort Worth. Start with a roof survey, documented findings and a clear repair, maintenance or replacement recommendation for each property.
What property managers need
- Photo-documented roof inspections and condition reports
- Leak response and repair history that can be tracked by property
- Annual maintenance plans and recurring inspection schedules
- Budget and capital-planning guidance for future roof work
- Phased work plans designed to reduce disruption to residents and tenants
For multifamily portfolios
We can evaluate one building or a group of properties and help separate immediate repairs from roofs that should be budgeted for replacement. That gives ownership a clearer view of near-term risk, expected capital needs and which properties should be inspected again before the next storm season.

The right roof for the building
Texas weather is a constant challenge for commercial roofs, but the right roof for the building meets it. Building type makes the difference: humidity, weight limits, slope, drainage and rooftop equipment all matter. There is a saying in the industry: a roof accounts for only 10 percent of the cost of constructing a building but 90 percent of its problems down the road. Selecting a roof for cost over performance is a disaster waiting to happen.

Clean and professional
Commercial roofers are famous for making a mess. Keeping your work environment clean is a priority for us; a clean and professional image is a philosophy of business and a standard we take seriously. Repeat business and referrals are essential to us, which is why we value you and your building.
Warranty maintenance and care
We use the industry’s best materials and follow the manufacturer’s installation requirements, which is why we can back our warranty. Manufacturers also stipulate maintenance; a documented maintenance plan protects the warranty and prevents premature replacement.
Verify the current scope before award
For commercial work, ask for the project-specific insurance certificate, proposed roof-system manufacturer documentation, written warranty terms and any permit or registration information required by the municipality. We prefer current documents over legacy badges or association lists.
