Flat roof repair or replacement?
Roofing Giant helps Dallas homeowners, business owners and property managers assess flat and low-slope roof problems. We document observed conditions and recommend a repair or replacement scope based on the roof rather than assuming every leak needs a full replacement.
When a targeted repair may make sense
A localized puncture, open seam or flashing defect may be repairable when surrounding roofing and underlying components are suitable. Identify the source and extent of the problem before choosing compatible repair materials.
When broader work needs evaluation
Recurring leaks, widespread deterioration, wet insulation, deck damage or drainage problems may require more extensive work. A recover or coating is only appropriate when the existing assembly, condition and applicable requirements support it.
See our roof repair service and roof replacement process. Roofing Giant manages qualified roofing crews and subcontractors to its project, installation, cleanup and safety standards.
Compare flat and low-slope roofing systems
The right system depends on the building, existing roof, rooftop equipment, use, drainage and proposed assembly. Compare complete systems, including insulation, attachment, perimeter details and flashing.

Review membrane suitability and detailing for the building’s conditions.
Explore PVC →EPDM roofing
Compare rubber membrane systems, attachment and repair considerations.
Explore EPDM →Other options may include modified bitumen and suitable roof restoration systems. Ask for the proposed assembly and warranty terms in writing.
Drainage, seams and rooftop details matter
Low-slope roofs still need designed drainage. Drains, scuppers, gutters, insulation layout and roof geometry should be evaluated together. Persistent standing water deserves investigation; applying a surface patch does not resolve its cause.
- Inspect seams, penetrations and perimeter flashing.
- Check drains, scuppers and runoff paths for obstruction or damage.
- Assess evidence of moisture and deck deterioration where indicated.
- Plan compatible repairs and protection around rooftop equipment.
Do not climb a wet, steep, damaged or unstable roof. Request a professional inspection when access or roof conditions are unsafe.
What affects flat roof repair and replacement cost?
Roof area alone does not establish the final price. Access, existing layers, removal, moisture, deck repairs, insulation, drainage corrections, equipment details and the selected system affect the scope. Roofing Giant provides a property-specific written estimate after evaluating the roof.
For property managers, separate immediate leak repairs from maintenance and longer-term replacement planning. See our commercial roof maintenance service.
Flat roofing questions
Can a flat roof leak be repaired without replacing the roof?
Often a localized defect can be repaired, but the surrounding roof and underlying components need evaluation. Widespread moisture or deterioration may change the recommendation.
Can you install a new roof over the existing flat roof?
A recover requires assessment of existing layers, moisture, attachment, structural condition and applicable requirements. It is not suitable for every roof.
Which flat roofing material should I choose?
Compare the full assembly and building conditions. TPO, PVC, EPDM and modified bitumen have different system requirements; no single material is the best fit for every property.
Does a roof coating fix drainage problems?
A coating does not redesign drainage or replace damaged underlying components. Condition, compatibility and drainage should be evaluated before restoration is proposed.
Do you help document storm damage?
Roofing Giant can provide inspection findings, photos and contractor repair estimates. Your insurer determines policy coverage and claim settlement. Information only; not insurance, public-adjusting, financial or legal advice.
