Roofers price by the square
A square is 100 square feet of roof surface. A 2,000 sq ft single-story home with a typical 6/12 pitch and a few hips and valleys has roughly 2,000 × 1.12 (pitch) × 1.1 (shape) ≈ 2,460 sq ft of roof, or about 24.6 squares. Add 10% waste for cuts, starter courses and ridge caps and you order about 27 squares of material. Multiply by the installed rate for your shingle and you have a planning range.

Adders that apply to many DFW homes: about $80 per square for two-story access, $50 per square for steep pitch (9/12 and up), and $75 per square for each additional layer that must be torn off. Decking replacement is quoted per sheet after the tear-off exposes it.
What moves a quote up or down
- Roof area is the biggest driver, and it is often 20–40% larger than the home’s footprint once pitch and complexity are counted.
- Pitch and stories add labor and safety time; a steep two-story Frisco roof costs more per square than a low Plano ranch.
- Complexity: valleys, dormers and turrets add waste and cutting time.
- Layers: a second layer of shingles under the first means more tear-off and disposal, common on 1970s–1990s homes in Garland, Richardson and Arlington.
- Decking: rotten or delaminated sheets are replaced at an extra cost; older roofs with prior leaks often need several.
- Material: from 3-tab to slate spans a five-fold price range.
- Timing: after a major hailstorm, demand and material prices rise for several months.
