Commercial Roof Coating vs. Roof Replacement in DFW

Commercial restoration decision · Dallas–Fort Worth

A roof coating can be a useful restoration strategy for the right existing roof. It is not a substitute for replacement when the assembly is extensively wet, unstable, incompatible or beyond a repairable condition. The decision starts with investigation, not coating price per square foot.

Coating versus replacement

FactorRestoration coating may fitReplacement may fit
MoistureRoof is substantially dry, with limited repairable wet areas if allowed by the specified system.Widespread saturated insulation or concealed moisture requires broader removal/correction.
Membrane / substrateExisting surface is compatible and can be cleaned, repaired and prepared for adhesion.Surface is unstable, badly deteriorated or incompatible with the proposed restoration system.
LeaksLeak sources are identifiable and can be repaired before coating.Failures are widespread or involve multiple layers/assembly components.
DrainageDrainage is serviceable or can be corrected within the restoration scope.Major slope/drainage redesign or structural work is needed.
DetailsSeams, flashings, penetrations and edges can be repaired and incorporated into the system.Critical details need reconstruction that makes a new assembly more logical.
GoalExtend service life of a suitable existing roof with a documented maintenance plan.Reset the roof assembly where existing conditions no longer support restoration.

What a real coating scope should include

  • Documented roof condition and identified leak sources.
  • Moisture investigation appropriate to the building and roof assembly.
  • Cleaning and surface preparation required by the coating manufacturer.
  • Repairs to seams, fasteners, cracks, penetrations, flashings and damaged membrane.
  • Primer when required for the substrate.
  • Specified coating type, application rate/thickness and reinforced details where required.
  • Drain/scupper and ponding-water treatment consistent with the system requirements.
  • Written warranty requirements and future maintenance obligations.

Why low coating bids can be misleading

A coating is only the top layer of a restoration system. If one proposal includes cleaning, repairs, reinforcement, primer, measured application thickness and warranty inspection while another simply prices “coat roof,” those are not equivalent scopes.

When replacement deserves the closer look

Replacement becomes more compelling when moisture is extensive, the existing membrane/substrate is failing broadly, repeated repairs have not controlled leaks, the roof has major drainage/design issues, or the desired new system cannot be reliably installed over what is there. Replacement can also create the opportunity to change insulation, drainage, attachment and membrane strategy as a complete assembly.

Common questions

Can a roof coating stop every leak?

No. Leak sources and failed details should be identified and repaired as part of a restoration scope. Coating over unresolved defects can hide rather than solve the problem.

Can a wet roof be coated?

A coating should not be treated as a way to trap widespread wet insulation or concealed moisture. The roof should be evaluated and wet areas handled according to the chosen system and project requirements.

Is coating always cheaper than replacement?

A viable restoration can cost less than a full tear-off/replacement, but the correct comparison is the complete scope required to produce a serviceable, warrantable system—not a coating-only unit price.
