Same-claim AA-Dwelling estimate, including roofing, exterior, fence and interior work. Not a roof-only total.

A partial repair scope was the starting point
The Allstate estimate dated July 13, 2018 documented $6,855.94 replacement cost value for this McKinney property. Its roof section combined replacement of a limited roof area with individual-shingle repairs. It also included selected exterior components and a labor minimum.
Roofing Giant’s project correspondence shows that the homeowner requested help identifying supplemental repair requirements. On July 18, the homeowner forwarded the contractor estimate to the carrier to begin the supplemental review.
The physical scope changed, not just the price
Both carrier reports show the same measured roof area: 41.86 squares. The starting report allowed removal of 6.16 squares along with repairs involving 119 individual shingles. The revised report allowed removal of 41.86 squares and installation of 50.33 squares of shingles, including the carrier’s stated waste calculation.
The drip-edge quantity changed from 45 linear feet to 261.26 linear feet. The revised scope also included additional flashing and roof components, gutter/downspout work, fence cleaning and staining, and master-closet repairs. These are differences visible in the actual estimate files, not quantities reconstructed for this story.
The carrier’s revised estimate
The later Allstate report records a September 25 inspection and a September 26, 2018 estimate. Its line-item subtotal was $20,653.13, with $518.44 in material sales tax and separately listed contractor overhead and profit of $2,117.19 each. The resulting RCV was $25,405.95.
That is $18,550.01 above the starting RCV — a 270.6% increase. The project file also contains the homeowner’s October 5 email forwarding the revised estimate from Allstate and asking to arrange the work.
What this comparison establishes
This is a comparison between two carrier estimates for the same property, claim and coverage summary. The outcome is the revised Allstate estimate, not Roofing Giant’s requested price and not an appraisal award.
The percentage concerns the documented scope as a whole. It does not mean the homeowner received an additional $18,550.01 check or that every listed repair was performed. The project illustrates how a limited initial repair scope can differ materially from the broader construction scope later documented by the carrier.
