Roof maintenance · Dallas–Fort Worth
Roof maintenance is mostly about catching small problems before water reaches the interior. You can monitor many warning signs safely from the ground and attic without walking on the roof.
1. Check after major wind or hail
Look from the ground for missing or displaced shingles, damaged ridge caps, loose metal, gutter damage and debris. If you see a meaningful change after a storm, document it and schedule an inspection.
2. Treat ceiling stains as a clue, not the leak location
Water can travel along decking, rafters and insulation before becoming visible. A ceiling stain identifies where water appeared indoors, not necessarily where it entered the roof.
3. Pay attention to flashing and penetrations
Chimneys, walls, skylights, plumbing vents and other penetrations are common leak locations because several materials and transitions meet there.
4. Keep drainage paths clear
Leaves and debris can obstruct valleys, gutters and roof drains. Good drainage reduces standing water and helps move stormwater away from the building.
5. Do not walk a roof just to “check it”
Use binoculars, ground-level photographs and attic observations when possible. Steep, wet or damaged roof surfaces create unnecessary fall risk.
6. Repair the cause, not just the symptom
Sealant alone is not a universal roof repair. A durable repair should address the failed component or detail and restore the roof system around it.
7. Know when replacement is a different question
Repeated leaks, widespread damage or an aging roof that can no longer be restored reliably may justify comparing replacement with continued repair.
