How much life does your roof have left? Enter the material and the year it was installed, then adjust for the conditions that shorten roof life in North Texas: attic heat, tree cover, hail history and installation quality. The estimator returns an adjusted range and an inspection recommendation.
What shortens a roof’s life in Texas
- Attic heat. A poorly ventilated attic can run 30–40°F hotter than the outside air and bakes shingles from below. Balanced soffit intake and ridge exhaust are the single best life-extender.
- Hail. Every bruise is a spot that will shed granules early. A roof that “survived” a hailstorm without a claim is usually aging faster than one that did not.
- Shade and debris. Leaves and shaded, damp slopes hold moisture against the shingle and grow algae; north-facing slopes under trees fail first.
- Installation. Under-nailed shingles, missing starter strip or skipped ice-and-water barrier turn a 30-year product into a 15-year roof.

A free inspection documents the actual condition of every slope, so you can plan the replacement on your schedule rather than a storm's.
