If your roof is not leaking, does that mean it is fine? Not necessarily. Small roofing and drainage problems can exist before water ever reaches a ceiling or wall. This episode explains what Dallas–Fort Worth homeowners and property managers should check after spring storm season and months of Texas summer heat—and why early fall is a sensible time to know the roof’s actual condition.

Why this matters in DFW right now

National Weather Service Dallas/Fort Worth climate normals list 4.37 inches of normal precipitation in October. A roof that made it through spring storms and summer heat without an interior leak can still have lifted or damaged shingles, flashing problems, deteriorated sealants, drainage issues, or other vulnerabilities that wetter fall weather may expose.

What a professional roof inspection should check

  • Missing, lifted, creased, or otherwise damaged shingles.
  • Flashing around walls, chimneys, vents, skylights, and other penetrations.
  • Exposed fasteners and deteriorated sealants.
  • Visible storm, tree-limb, or debris damage.
  • Gutters, downspouts, roof edges, and drainage performance.
  • Previous repairs that may need follow-up.

For commercial and multifamily properties, the inspection should also look closely at seams, roof penetrations, drains, scuppers, transitions around rooftop equipment, and areas where water may not drain correctly.

An inspection does not mean you need a new roof

The purpose of an inspection is to determine what the roof actually needs. The right answer may be nothing. It may be routine maintenance, a targeted repair, an item to monitor, or—in some cases—replacement. A useful inspection gives the property owner enough information to make that decision instead of guessing from the driveway.

Do not overlook gutters and drainage

Texas Department of Insurance guidance recommends keeping gutters clean, addressing problematic tree limbs, checking for missing or damaged shingles after storms, and periodically having the roof inspected. Water management is part of roof performance: blocked gutters or poor drainage can create problems even when the primary roofing material is still serviceable.

Safety: Do not climb a wet, steep, storm-damaged, or unstable roof yourself. Have a qualified professional inspect it safely.

Does finding damage mean you should file an insurance claim?

No. A roof inspection and an insurance claim are separate issues. Ordinary age, wear, and maintenance needs are not the same thing as storm damage.
