TPO vs. PVC vs. EPDM Roofing for DFW Commercial Buildings

Commercial membrane comparison · Dallas–Fort Worth

TPO, PVC and EPDM are all established single-ply roof membranes, but they are not interchangeable. The right system depends on the existing roof, deck, insulation, drainage, rooftop equipment, chemical exposure, attachment method and long-term maintenance plan.

Best comparison questionDoes the specified TPO thickness/system fit the existing assembly and service conditions?Does PVC’s chemistry and system design solve a documented exposure or performance need?Does EPDM’s membrane/adhesive/tape assembly fit the roof geometry and maintenance plan?

What matters more than the membrane acronym

  • Wet insulation: coating over or recovering a wet assembly can create a larger problem. Determine moisture condition first.
  • Attachment: mechanically attached, adhered and induction-welded approaches behave differently and depend on deck/substrate and design pressures.
  • Thickness and reinforcement: compare the actual specified membrane, not simply “TPO” versus “PVC.”
  • Drainage: positive drainage, ponding areas and drain/scupper details affect performance and repair strategy.
  • Rooftop traffic: HVAC service paths, restaurants and high-traffic roofs may need added protection and specific detailing.
  • Warranty: manufacturer/system warranty eligibility can depend on approved components, installer requirements, inspections and maintenance.

Building-use examples

Restaurant or food-service roof: exhaust and grease exposure can push chemical compatibility higher on the decision list. PVC is often evaluated in these environments, but the specific manufacturer system and exposure limits must be checked.

Warehouse or retail roof: TPO is commonly compared where a reflective thermoplastic membrane, broad availability and welded seams fit the project.

Existing EPDM building: the existing assembly, condition and repair history may make an EPDM repair/recover strategy reasonable—or may support conversion to a different system. Inspection decides the scope.

Do not skip the roof survey

Two buildings with the same square footage can need completely different commercial roof scopes because one has dry insulation and simple penetrations while the other has saturated areas, multiple curbs, ponding and complex edge conditions. Compare systems after the existing conditions are documented.

Common questions

Is TPO always cheaper than PVC?

Not necessarily. Membrane thickness, insulation, tear-off, attachment, details, manufacturer system and project size can outweigh a simple material-category comparison.

Is PVC always the right roof for a restaurant?

No. It is often evaluated because of certain chemical/grease-resistance characteristics, but the actual exposure, manufacturer limits and complete assembly must be reviewed.

Can I install a new membrane over the old roof?

Sometimes, but existing moisture, deck condition, code requirements, attachment, number of roof layers and manufacturer requirements must be evaluated first.
