Low-slope roofing · Dallas–Fort Worth
EPDM is a flexible rubber membrane with a long history on low-slope buildings. A successful roof depends on well-made seams, sound insulation, drainage and details that suit the property. Compare the whole assembly before choosing the membrane.

- Typical application
- Commercial buildings and other compatible low-slope roof areas
- Appearance
- Commonly black; white membrane options are also available
- Key decision
- Review membrane color, attachment, rooftop exposure and seam details.
Understanding EPDM roofing
EPDM is a synthetic rubber roofing membrane. Unlike heat-welded thermoplastic systems, EPDM assemblies use compatible seam tapes, primers, adhesives and flashing components specified by the manufacturer. Adhered, mechanically attached and ballasted assemblies are available for appropriate buildings.
Black EPDM is familiar, but EPDM is not limited to dark roofs. Reflective white products are also available. In Dallas–Fort Worth, discuss color alongside insulation, building operation and the full assembly instead of treating membrane color as the only energy decision.
Why consider it
What this option offers
- A flexible membrane with an established history in low-slope roofing.
- Several attachment approaches for different roof conditions and project needs.
- Compatible repair and flashing systems for maintaining a documented roof assembly.
Before you choose
Tradeoffs to discuss
- Seams and flashings depend on proper preparation and compatible components.
- Black and white membrane choices have different solar-heat characteristics.
- Ballasted systems require evaluation of structural loading, edges and the proposed assembly.
What affects the installed cost?
Budget for the condition of the roof beneath the membrane. Moisture removal, insulation, drainage corrections and deck repairs can outweigh a small difference in sheet price. Roof access, the number of penetrations, the attachment method and any ballast handling belong in the written estimate.
Start with a measured roof survey and an itemized estimate for your property. Keep the proposed materials, repair allowances and warranty scope consistent when comparing bids.
Use our commercial roof cost planning tool →Product options and specifications
Carlisle Sure-Seal, Sure-Tough and Sure-White illustrate different EPDM product options. Ask which membrane, reinforcement, seam method and attachment system is proposed for your building. The specification should also identify compatible flashing, insulation, cover board and maintenance access protection.
From survey to scope
Plan the work around your building
Survey the existing assembly
Document roof layers, leak locations, insulation condition and rooftop equipment before comparing repair, recover and replacement.
Compare color and attachment
Discuss the building’s operation and the suitability of an adhered, mechanically attached or ballasted assembly.
Plan for service access
Identify regular maintenance routes and specify compatible protection around equipment and roof access points.
Bring previous roof specifications, leak photos and warranty documents to the inspection. Let us know about operating hours and areas that need uninterrupted access so the proposal can account for the building’s daily use.
Maintenance and repair planning
Arrange inspections of seams, flashing, penetrations and drainage. Keep service paths clear and use only compatible repair products and cleaning methods. Record equipment work and investigate new leaks promptly so repairs address the source rather than repeatedly covering the same symptom.
Keep inspection and repair records with the product information and warranty. Review our roofing warranty guide and arrange a roof inspection when conditions change.
Questions before you choose
Is EPDM only available in black?
No. Black EPDM is common, and manufacturers also offer white products. Compare the exact product’s characteristics and suitability for the building.
Are EPDM seams heat-welded like TPO?
Standard EPDM systems use manufacturer-specified seam tapes, primers or adhesives rather than the hot-air welds used on TPO and PVC. Correct preparation and installation are essential.
Can an EPDM roof be repaired?
Localized damage may be repairable with compatible components after an inspection. The extent of moisture, attachment problems and deterioration determines whether repair is a sensible long-term approach.
Is a ballasted EPDM roof suitable for every building?
No. The structure, roof edges, drainage, access and the approved assembly must be evaluated. Existing use of ballast does not automatically establish suitability for a new design.
