How the calculator works
Roofers price by the square, which is 100 square feet of roof surface. The calculator converts your ground-floor footprint into roof surface using a pitch factor (a 6/12 roof has about 12% more surface than its footprint) and a shape factor for hips, valleys and dormers, then adds 10% waste for cuts and starter courses. That order quantity is multiplied by the per-square rate for the material you chose, with adders for extra tear-off layers, second-story access and steep pitch.

Adders: $75 per square for each additional layer removed, $80 per square for two or more stories, $50 per square for steep pitch. Decking replacement, permits, skylight and chimney flashing, and ventilation upgrades are quoted after inspection.

Why is the range so wide?
Two homes with the same footprint can differ by 30% in roof surface once pitch and complexity are counted, and the same shingle can cost more on a steep two-story home than on a low ranch. The calculator narrows the range as you enter more detail; the instant estimate narrows it further by measuring your actual roof.
Does insurance cover a new roof?
