Roof Replacement Cost Calculator (Dallas–Fort Worth)

Roofing Giant · Free tool

Estimate what a new roof costs in Dallas–Fort Worth in under a minute. Enter your home’s footprint, pitch, stories and the material you are considering; the calculator applies Roofing Giant’s published fair-market DFW price book to produce a planning range.

Your home
The area the house covers on the lot, not total living area. A 2,000 sq ft single-story home has a footprint near 2,000; a 2,600 sq ft two-story is often 1,300–1,600.

Ranges use Roofing Giant’s published fair-market DFW price book: per-square material rates plus 10% waste, $75 per square for each extra tear-off layer, $80 per square for two-story access and $50 per square for steep pitch. Decking repairs, permits, skylights and chimney flashing are quoted after inspection. This is planning guidance, not a quote.

How the calculator works

Roofers price by the square, which is 100 square feet of roof surface. The calculator converts your ground-floor footprint into roof surface using a pitch factor (a 6/12 roof has about 12% more surface than its footprint) and a shape factor for hips, valleys and dormers, then adds 10% waste for cuts and starter courses. That order quantity is multiplied by the per-square rate for the material you chose, with adders for extra tear-off layers, second-story access and steep pitch.

What goes into a Dallas–Fort Worth roof replacement price Stacked bar showing typical shares of a shingle replacement: materials about 40 percent, labor about 35 percent, tear-off and disposal about 10 percent, accessories such as flashing vents and underlayment about 8 percent, and permits overhead and warranty about 7 percent. Beside it, a list of the factors that move a quote up or down: roof area in squares, pitch, stories, complexity, layers to remove, decking repairs and material choice. Rule of thumb A 2,000 sq ft single-story home with a typical 6/12 pitch has about 24–25 squares of roof. At the DFW fair-market rate of $400–$550 per square for architectural shingles, that is roughly $10,000 – $14,000 before decking repairs or upgrades.

Frequently asked

Why is the range so wide?

Two homes with the same footprint can differ by 30% in roof surface once pitch and complexity are counted, and the same shingle can cost more on a steep two-story home than on a low ranch. The calculator narrows the range as you enter more detail; the instant estimate narrows it further by measuring your actual roof.

Does insurance cover a new roof?

If a covered storm damaged the roof, your homeowner’s policy pays the replacement cost minus your deductible, subject to the policy’s settlement terms. Try the deductible calculator to see how the numbers fall on your policy.

Is financing available?

Yes. Roofing Giant offers financing options for roof replacements; see the financing page or ask your specialist during the inspection.
