Create Estimate

Provide the homeowner with the estimate if needed. Explain to the homeowner that we will create the estimate with Xactimate, the software most insurance companies use to create adjustor reports. This helps us to be on the same page with the insurance company. If for some reasons our estimate does not match the adjustor report, we will communicate with the insurance company to make sure that the homeowner receives the best value on the claim. Also, you may explain that often insurance companies play the game called “Three estimates”. They ask the homeowner to get three estimates from different contractors. After the homeowner show three estimates to the insurance company, they pick the lowest bid and pay according to that estimate and may not be willing to pay a market price according to Xactimate. And the lowest bid is not the best for the homeowner. The lowest bid may mean the poorest quality work and the cheapest material. We know what insurance company is suppose to pay and if the homeowner allows us then we can help them to get maximum benefits from the insurance company.

Prepare the estimate by using our software tools. If the estimate is needed right away on the spot, then use this Estimate On The Spot.

The estimate should be provided to the homeowner only when needed. Manager has to approve any discounts.

Add to the estimate the following items as needed:

Roof Replacement:

  • Remove 3 tab – 20 yr. – comp. shingle roofing – including felt, SQ
  • 3 tab – 25 yr. – comp. shingle roofing – w/out felt, SQ (Add 15% waste)
  • Laminated – comp. shingle rfg. – w/out felt, SQ(Add 15% waste)
  • Roofing felt – 15 lb., SQ
  • Roofing felt – synthetic underlayment, SQ
  • Ridge cap – composition shingles, LF (for 3tab shingle)
  • Ridge cap – High profile – composition shingles, LF (for laminated shingle)
  • Asphalt starter – universal starter course, LF (perimeter length)
  • Drip edge, LF (perimeter length)
  • Prime & paint drip edge, LF (if painted)
  • Re-nailing of roof sheathing – complete re-nail, SF (if needed)
  • Flashing – pipe jack, EA (lead or rubber. if present on the roof)
  • Roof vent – turbine type, EA (if present on the roof)
  • Roof vent – turtle type, EA (if present on the roof)
  • Prime & paint roof jack, EA
  • Additional charge for steep roof – 7/12 to 9/12 slope, SQ
  • Additional charge for steep roof – 10/12 – 12/12 slope, SQ
  • Additional charge for high roof (2 stories or greater), SQ
  • Remove additional charge for high roof (2 stories or greater), SQ

The following three items are always listed at the very end of the estimate.

  • Permit, EA
  • General contractor overhead 10%, EA (10% of the total amount of the project)
  • General contractor profit 10%, EA (10% of the total amount of the project)

Fences

1. Clean with pressure/chemical spray, SF
2. Stain – wood fence/gate, SF
If applicable add:

  • Dumpster fee
  • Gutter minimum charge (when we do gutter replacement)
  • Paint gutter (when we do gutter replacement)
  • Carpenter minimum charge (when we do any plywood replacement or wood repair, or fence repair)
  • Window labor minimum (when we reglaze or replace window screens)
  • Roofer minimum charge
  • Digital satellite system – detach and reset (if present on the roof. charge for each one)
  • Digital satellite system – alignment and calibration only (if present on the roof. charge for each one)

Also add all the other not listed here but listed on the adjuster report items.

Items on the estimate should appear in the order they are on the adjuster report.

Make sure that the price for the unit is from Xactimate and not from the adjuster report unless the price on the adjuster report is higher than the price from Xactimate.

Painting Estimate Sample

  • Contents – move and reset – extra large room, EA
  • Floor protection – plastic and tape – 10 mil, SF
  • Mask and cover large light fixtures, EA
  • Dust control barrier, SF
  • 1/2” drywall – hung, taped, ready for texture, SF
  • Texture drywall – light hand texture, SF
  • Scrape the ceiling and prep for paint, SF
  • Seal the surface area w/latex based stain blocker – one coat, SF
  • Paint the walls and ceiling – two coats, SF
  • Seal & paint acoustic ceiling (popcorn) texture, SF
